An Atlanta-based asset management software and services company is preparing to launch a Web-based information service targeting all types of participants in the federal low-income housing tax credit (LIHTC) industry, including syndicators, lenders, developers, investors, state agencies, and others.

The product, designed and built by Integratec Services LLC, is called Tax Credit Central (www.taxcreditcentral.com), which the firm describes as “The LIHTC Industry Information Portal.”

Tax Credit Central contains, in one place, extensive data and information that users will be able to tap for such functions as asset management, monitoring the performance of existing LIHTC properties, planning new projects, applying for housing credits, and overall industry advocacy. It has taken over two years to build the portal and aggregate the content, said Integratec’s Dave Czabala.

Features include:

  • Basic property information on more than 33,000 LIHTC allocations (9%) since 1987;
  • Maps identifying the location of the same 33,000+ LIHTC properties, with the ability to view properties nationwide, by state, by metropolitan statistical area, or by Congressional district;
  • Operating performance statistics by MSA and other attributes on LIHTC properties from a handful of leading institutional investors, updated quarterly;
  • More than 14,000 industry documents from the past and present, including LIHTC qualified allocation plans from all state housing credit agencies, lists of projects awarded 9% housing credits, notices about upcoming industry events, news releases, and more.

Content on the site can be downloaded and data exported to spreadsheets. Czabala anticipated that Tax Credit Central, which will charge users an annual subscription, should go live by mid-October.
